pricing
options is for custom home owners who want the entire project managed by
Madison Custom Homes Inc.
Builder pricing for either program is
based on the hard cost of home, which includes everything from permits
to final cleaning and everything in between. The builder mark-up on
top of the hard cost is the difference between Program 1 and Program
2.
HOMEOWNER PROGRAM ONE
Madison Custom Homes as General Contractor (GC)
With this program, we hire and oversee all subcontractor, purchase
all materials, etc. In addition:
- All construction draws from the bank go directly to Madison Custom Homes Inc.
to pay invoices and cost of home
- All subcontractors are directly paid by Madison Custom Homes Inc.
- Madison Custom Homes Inc. provides a two-year warranty, with a
four-year warranty on the roof, and a 10-year structural warranty
- Pricing is determined by the estimated hard cost of the home and a
standard builder mark-up
- Pricing on all change orders are on a standard mark-up
- All allowance overages are on an standard mark-up
FEATURES:
- Less time required of homeowner
- No bookkeeping
- No weekly meeting to discuss invoices
- No check writing to pay sub-contractors and vendors
- Price fixed with exception of allowance items and changes
- 2-year warranty; 4-year roof warranty; 10-year structural
warranty

limited to:
- Dirt hauling at foundation stage
- Concrete pumping
- Roof Shingle
- Brick / Stone
- Cabinets
- Built-in units
