• Constructions draws go to Madison Custom Homes, and Madison Custom Homes pays sub-contractors
   
• Allowances and changes are marked up above cost
   
• Madison Custom Homes controls all aspects of quality, scheduling, and budget
   
• Major changes will require re-estimation and additional fees and markups
   
• A signed change order is required for each change

Under Program #2

Madison Custom Homes as Project Manager

• Construction draws go to homeowner
   
• Homeowner pays sub-contractors; homeowner controls money
   
• Any savings go directly to homeowner
   
• Homeowner pays sub-contractor costs for any changes with no builder mark-up
